A fantastic opportunity to purchase an elevated plot with 2.5 acres, with permission to build a stunning contemporary home. The foundations for the site have already been completed.

Located on the edge of Shaldon, the plot benefits from elevated views across to the River Teign and across the adjoining farmland. This popular coastal village has a sandy beach, various independent shops and cafes, a good selection of public houses and restaurants and a charming foot passenger ferry across to the seaside town of Teignmouth. The larger seaside town of Teignmouth has a promenade, a supermarket and a range of education options including Trinity School, offering both private primary and secondary education. There are mainline rail links to London Paddington from Teignmouth and Newton Abbot. Additionally the renowned Torquay boys and girls Grammar schools are within relatively easy reach. The nearby Penn Inn roundabout offers immediate access to the South Devon highway and a good link to Exeter and the M5 via the A380.

A rare opportunity to purchase a fantastic building plot with outline permission, confirmed by a Certificate of Lawfulness in a stunning sought after location. The house is designed to make the most of the views over the adjoining land, with some of the windows offering glimpses of the River Teign below. The outline consent will enable the buyer to design their own house, within the boundaries consented. The CGI images show the likely scheme, offering a number of spacious reception rooms and 4/5 bedrooms. The approximate square footage of the consent could be around 2,500 sq ft. The plot has it's own private drive, leading off the Shaldon road.

The sellers originally gained planning permission in May 2008 for the property and subsequently started the ground works. More recently, the council have confirmed that the planning permission is still current, by recently granting a Certificate of Lawfulness for the confirmation of commencement of works in relation to the original detailed planning permission 07/03216/OUT and reserve matters 09/01147/REM.

The drainage provisions are in the ground for a connection to the mains sewer on Coombe Road. Mains water is also in the road. Electricity is available nearby, once on a pole, near to the plot.

The land is sold with an Uplift Clause for a period of 30 years and a 50% uplift in the value of the land, being paid to the vendor, should more than one residential dwelling be gained on this land.
