An attractively situated residential holding with the benefit of two good quality Holiday Cottages together with good outbuildings and adjoining paddocks – in all about 6.8 acres.

Nurcott Farm comprises a principal 5/6 bedroom residence which affords excellent spacious family living accommodation with three/four reception rooms. The principal house dates back well before the Norman Conquest although the present farmhouse is believed to be largely 16th Century – it is not listed. Retaining many of the original features including attractive fireplaces and beamed ceilings, the accommodation, despite its age, is of good proportion and generally enjoys good ceiling heights, the first floor offering master bedroom with walk in wardrobes, 3 bathrooms are also provided.

The main house is adjoined by a good sized yard area to one side which is enclosed by two good ranges of outbuildings, the courtyard being further enclosed with two stone built Holiday

Cottages which were converted in the late 1990s and provide an ideal opportunity for additional income. The Cottages (one x 5 bed, one x 2 bed) offer a potential income in the order of £23,000 - £25,000 per annum based upon bookings of 18 – 20 weeks. The complex abutts attractive amenity areas together with two paddocks ideal for those who wish to keep horses or ponies and also include an attractive flight pond. In all the property extends to 6.8 acres.

Given the attractive situation that Nurcott Farm enjoys, the property would seem an ideal opportunity for those with equestrian interest or equally to combine with holiday income, perhaps with pony trekking in mind.

Nurcott Farm occupies an attractive rural

location set within the Exmoor National Park with far reaching views, particularly to the north and west to Dunkery Beacon, the highest point on Exmoor, and also over the Bristol Channel to south Wales beyond. The property occupies a sheltered location above the village of Luxborough, tucked within the folds of the hills and situated on Croydon Hill which adjoins Dunster deer park. The surrounding area is largely dominated by forestry, moorland and grassed farmland with a large number of bridleways nearby, including one leading directly from the property. The nearby village of Luxborough has a popular pub whilst more extensive facilities are available at the Coastal town of Minehead (6 miles). Taunton the County Town is approximately 20 miles away where a wide range of shopping, recreational and scholastic facilities will be found including

several noted public schools. Taunton enjoys excellent communication links with the rest of the UK with fast main line rail services to London, Paddington as well as motorway interchange. Both Bristol and Exeter international airports are within a 1 hour drive. The well known West Somerset Steam Railway, the longest private railway in the UK runs nearby terminating at Minehead from its starting point near Taunton.

Nurcott Farm is ideally placed for quick and easy access to the National Park together with the north west Devon Coast which makes it attractive not only to the holiday maker but also to the Owner, particularly if they are interested in country pursuits. Exmoor is particularly good riding country and apart from local hunting, there are horse shows, BHS events and polo all within easy access. The area is excellent for general hacking.

The property is approached via a five bar entrance gate that leads to a driveway and parking area immediately to the front of the property whilst a side drive leads to an inner courtyard area with outbuildings and the holiday cottages adjoining. This yard area provides bags of parking for multiple vehicles together with trailers, horse boxes etc. The outbuildings are in two primary blocks at right angles to each other, one providing garaging for four with a playroom/workshop adjoining whilst the second building which is of a double pitched roof and originally provided housing for cattle is currently arranged as a workshop and store with concrete floor and with subdivision affording two large internal stables if desired. This building benefits from double opening doors to the courtyard allowing for easy access for machinery and trailers and side doors provide access to the rear gardens. A side driveway leads from the inner courtyard to the paddocks allowing for access with tractors/trailers. An oil fired boiler is within this building providing central heating and domestic hot water to the main house. Light and power is present. The principal gardens lie to the rear of the house and are primarily laid to lawn with well stocked rose flower and herbaceous borders. A useful stone built garden store is present with adjoining greenhouse. Beyond the gardens are grassed amenity areas containing a large, well fenced pond with central island whilst beyond are paddocks and 2 orchards well suited for horses or ponies or for a few head of stock according to Buyers needs. In all the property extends to approximately 6.8 acres.
