The Old House is situated in a quiet, conservation area in the heart of the sought-after village of Ipplepen. The house is only a short stroll from the centre of the village and its extensive range of amenities including; a small supermarket, post office, primary school, two churches, public house, medical centre, sports field/play park and village hall. Ipplepen is conveniently located between the market town of Newton Abbot and the historic castle town of Totnes both of which offer a wider range of amenities and main line railway stations linking to London Paddington. The A38 Devon Expressway is also within easy reach which allows commuting to Plymouth, Exeter and beyond via the M5 Motorway.

The property is believed to have been built in the seventeenth century or earlier and possibly was originally the church house. The property was later extended and used as almhouses. Once known as La Quinta because of its five chimneys the property retains many characterful features throughout whilst being sympathetically modernised. There is ample reception space with exposed beams and feature fireplaces whilst on the first floor there are three/four bedrooms (depending on use) served by two contemporary shower rooms. Outside there is a garage, parking and beautiful mature gardens with various terraces and outbuildings.

The front door leads to a tiled entrance porchway where there is a cloakroom with WC. The entrance hallway with wonderful parquet flooring and characterful exposed beams opens to the dining area with feature brick fireplace. The sitting room is a beautiful, light space with dual aspect leaded windows and an imposing stone fireplace with slate hearth. The kitchen has a range of floor and wall mounted units above and below granite work surfaces and tiled surrounds. The kitchen benefits from a Neff integrated electric oven and hob, whilst there is space and plumbing for a washing machine and dishwasher. There is also space to accommodate a breakfast table. A traditional pantry provides additional storage and space for a fridge/freezer. Further along the hallway is another reception room which is currently utilised as a games room/gym with feature Minster fireplace.

A wide and shallow Victorian staircase rises to the first floor with window above flooding the area with light. There are currently three bedrooms on the first floor all of which will comfortable accommodate a double bed. A study with fitted shelving could also be utilised as another bedroom if required. The bedrooms are served by two partially tiled, smartly finished shower rooms and a separate toilet with bidet.

Accessed from Fore Street is the garage with additional pedestrian access to the rear. The garage has power, light and houses the gas boiler. Large timber gates open to a parking area and paved, private terrace which has steps rising to the garden. The garden is mostly laid to lawn and is bordered and interspersed with a variety of mature shrubs and trees providing a wealth of colour. To the side of the property is an additional terrace which is southwest facing making this a perfect spot for alfresco dining and entertaining.

There are a range of stone outbuildings providing useful storage one of which is believed to have been the village jail used for holding drunks from the nearby tavern whilst awaiting sentencing. Above one of the stone outbuildings is a raised terrace with galvanised steel balustrade which enjoys far reaching views over the village, surrounding and across to Dartmoor in the distance.
