A peaceful and tranquil property with a 4 bedroom owner/manager's lodge, an established holiday lodge business and 5 fishing lakes set in a south facing site on the Devon/Cornwall border. Planning permission in place for further development.

In a tranquil setting with far-reaching views towards Dartmoor, this is an established self-catering business with 13 two bedroom holiday lodges (one sold on a long lease) overlooking 5 fishing lakes set in 22 acres. With a 4-bedroom owner/manager s lodge and planning permission for further development this is an excellent opportunity to purchase an existing holiday business with further potential in North Devon.

The surrounding rural landscape of Devon s Ruby Country offers peace and quiet and an abundance of wildlife. Along with the far-reaching views towards Dartmoor, the property has lovely sandy Cornish beaches to the west, the wild rugged north Devon coast to the north and Exmoor to the east.

For day to day shopping there is Bradworthy (4 miles) and at Holsworthy (5 miles) there is a panier market and a Waitrose supermarket. Bude (7 miles) offers fabulous beaches, ideal for surfing, including Widemouth Bay and Summerleaze. For further exploring Devon and Cornwall the Atlantic Highway (A39) is approximately 4 miles away and the A30 dual carriageway can be joined at Launceston and Okehampton (19 miles and 21 miles respectively).

A further lodge has been sold on a long lease with the owner paying a ground rent, service charge and utility cost each year. Further details available on request.

At the entrance to the site there is a purpose-built reception building which is also used for fishing related sales. Adjacent is the laundry room.
