Harbertonford is a pretty and unspoilt village situated on the banks of the river Harbourne, which follows through Harbertonford into Bow Creek and onward towards Dartmouth.

The village offers a primary school, a church, a village hall and a store/Post Office. The town of Totnes on the River Dart is approximately 3 miles away, being a popular medieval market town with narrow streets and a Norman castle. The town has a creative spirit, as characterised by its unique range of shops and cafes.

Totnes has both primary and secondary schools, 2 supermarkets and is approximately 7 miles away from the junction to the A38/Devon Expressway, allowing for speedy access to Plymouth and the Cathedral city of Exeter with its international airport. Totnes also has a mainline railway link to London Paddington.

This attached stone cottage is located in a sought after village of Harbertonford, near St Peters Church and car park. The cottage enjoys large sash windows affording much light to flood into the property. The cottage was once a three bedroom property but as the seller is an artist, she removed some stud walls upstairs to create a large studio. Clearly these walls could be put back in, to make a more traditional three bedroom cottage.

The property is approached through a gate over a path which leads to the front door, passing the area of level lawn and a patio area. The house has original pine floorboards to the entrance hall, dining room and sitting room. These two reception rooms are on the front of the property with the dining room retaining the original working shutters with a working wood burning stove and door into the kitchen.

The sitting room has some fantastic original built in cupboards used for bookshelves with drawers below, exposed ceiling timbers, a slate hearth with a working wood burning stove. To the rear of the cottage is the kitchen which has a contemporary range of base units incorporating a one and half bowl sink a built, a three quarter sized dishwasher, space and plumbing for a washing machine and an electric single oven with a two ring gas hob over. There is a window to the side of the property and ample space for a free standing fridge freezer under the stair area.

Upstairs, the cottage opens up to the large studio with two sash windows to the front and exposed ceiling timbers. There is a further storage area in the mezzanine above and was once divided into two bedrooms. Family shower room with a corner shower, leaded light window to the side. Door to bedroom one, a large double bedroom with countryside views in the distance.

To the front is the level area of lawn offering privacy by the tall hedge and climbing rose. There is a undercover area with a patio and a useful wooden garden shed. Under the cover there is Belfast sink with a water supply which is again used outside.

Mains gas central heating, electric, water and drainage.

The vendor has recently had the fascia boards, guttering and some lead work replaced.
