Guide price

A large modern agricultural building for Class Q development. Central South Hams location, current planning for three residential dwellings, rural location, barn 1 - 20.7m x 13m, 0.38 acre site

SITUATION

Diptford has a strong active and friendly community with a church, primary school, village hall and part time post office.

Totnes has a mainline railway station to London Paddington 2 hours and lies approx. 7 miles away and is a bustling and thriving market town that retains much of its original character, full of interest with a wide range of good local schools, shopping facilities and recreational pursuits including indoor swimming pool and boating opportunities on the River Dart. The A38/Devon Expressway is a short distance away with its onward road links to the M5 and beyond.

DESCRIPTION

The barns at Lower East Moore Farm are two modern agricultural large buildings with Class Q planning, to be converted into residential dwellings. Barn 1 has planning to be converted into three residential units.

Barn 2 has permission to be converted into one unit, subject to the next owner gaining alterations to the current planning or re-application to possibly convert barn 2 into 2 units.

The entire site extends to about 1.06 acres, allocating much outside space to the residential units, together with a high amount of off-road and driveway space plus potential to erect garaging if required.

The entire site has a high degree of potential and a rare opportunity for someone to create some individually designed bespoke homes for the modern market requirement. There are also various examples of the planning authority amending Part Q Planning into full traditional planning permissions.

LOCAL AUTHORITY

South Hams District Council, Follaton House, Plymouth Road, Totnes, Devon, TQ9 5NE. Tel: 01803 861234. E-mail: customer.services@southhams.gov.uk.

SERVICES

A temporary electricity connection will be provided by the vendor for a time-frame to be agreed following exchange of contracts. The prospective purchaser will need to connect a new full mains connection to support all the residential units on the site.

There is a spring which supplies the site currently but this will not be enough to supply the residential units, therefore the successful purchaser will need to enquire about connecting to South West mains water or put in their own bore hole to supply. The site will also require a private drainage system to be installed.

PLANNING PERMISSION

We understand it is possible to apply to South Hams District Council to convert to full planning permission if required. Further details available from Stags T: 01803 865454 or SHDC T: 01803 861234.
