A stunning family home in need of modernisation, standing in 2.18 acres on the edge of Dartmoor National Park. Complete with 5 bedrooms, kitchen, sitting room, roof terrace, utility, underground storage, double garage and well-established gardens and grounds. No onward chain. EPC Band E.

Tan Yr Onen is positioned in a picturesque rural location on the southern fringes of Dartmoor National Park. Within close proximity are both Holne and Scorriton. Holne boasts the well-regarded Church House Inn, a village hall and community owned village shop. The property is only a few minutes drive from wider amenities and communications in the nearby towns of Ashburton and Buckfastleigh.

The A38/Devon Expressway is only 3 miles distant offering easy links to the cities of Plymouth and Exeter and the further M5 network. Main line rail stations can be found at Totnes and Newton Abbot, with direct connections to London Paddington.

Tan Yr Onen is a deceptively large reverse level 5-bedroom family home with over 2600 sq ft and presents a fantastic opportunity for a buyer to make a home their own. It benefits from outstanding views over the surrounding countryside and across to Dartmoor. The property is situated up a private driveway and benefits from expansive gardens, a separate paddock and just under an acre of well-established woodland.

The accommodation is well laid out with a large living space with access onto the roof terrace, a large kitchen/dining area, with rear entrance to garden, large master bedroom, shower room and landing space that could be used as secondary living or office space. The remaining four bedrooms are to the lower level along with a family shower room. The lower ground floor also provides access to the utility space, underground storage and double garage.

Upon entering the property, you are greeted by a light, spacious hallway which provides access to four double bedrooms, all with built in storage, the family shower room with a corner shower, WC and basin. Beyond the bedrooms is a large utility room with plumbing for a washing machine, space for a tumble dryer, basin and a number of base and wall units. There is a further underground storage space beyond the utility, also housing the boiler. At the end of the hallway is access into the double garage. The garage has a number of electricity points as well as electric roller door. Subject to the necessary consents, this could be converted to provide additional bedroom space or be a separate annex.

Upstairs, there is a spacious landing that could provide additional living or office space, a large, south facing living room with far reaching views across Dartmoor National Park. The living room provides access onto the outdoor roof terrace, perfect for al fresco dining and entertaining. Through the living room is the kitchen/dining space which provides a large family dining area, breakfast bar, double oven, space for a fridge and dishwasher and rear access to the garden.

At the opposite end to the living space is the large master bedroom with triple aspect and built in wardrobes. Next door to the master is a shower room with large walk-in shower, WC and basin.

The property is accessed via a private drive off a shared lane. The well-established formal gardens wrap around the property and are predominantly laid to lawn with a range of mature trees, shrubbery and hedging providing privacy throughout the whole plot. To the east of the property is a further paddock that can be accessed via the garden or via a separate gateway from the lane. There is also a well-established woodland to the south that totals 0.77 acres. All in all, the total grounds amount to 2.18 acres.

Mains electricity & water, private drainage, oil fired central heating.
