WITH the bright, clear and crisp February weather having pushed the thought of a gloomy January to a distant memory, Stags have started their auction season with a number of collective auctions planned during March by the farms, estates and land department alongside their Honiton and Exeter residential offices.

The strong land market experienced during 2007 has continued apace into the first months of the New Year with high levels of interest received in land parcels marketed by Stags ranging from 3.5 acres of mature woodland near Liverton, Bovey Tracey to 80 acres of productive arable and pasture land near Drewsteighton within the Dartmoor National Park. Stags have received instructions to market a range of land parcels for their collective auctions.

The first auction to be held is on Thursday, March 20, at the Devon Hotel, Matford, Exeter, with a number of residential and land parcels to be offered. Situated near the Teign Valley village of Higher Ashton and below the Haldon Forest are 5.5 acres of level/sloping pasture with potential to create an equestrian unit subject to planning consents being obtained. Including a manege (125ft x 65ft) and open fronted barn (75ft x 30ft), mains water is connected and there are stunning views across the surrounding countryside with the church spire at Ashton visible in the distance. With excellent outriding nearby, the property is marketed with an auction guide of excess £85,000.

With keen interest and strong results gained for woodland marketed in the past year, 2.79 acres of mature woodland are offered for sale near to the Exe Valley village of Silverton with road access. Forming a delightful amenity, the woodland at Stockwell Cross is marketed with an auction guide of £15,000.

Following the Easter break, Stags farms, estates and land department alongside their Honiton office are holding a collective auction at the Monkton Court Hotel near Honiton on Friday, March 28. Lying near to the historic wooded circular earthwork of Farway Castle just off the Seaton Road between the Hare and Hounds public house and Seaton are 13.49 acres of gently sloping/level pasture with far reaching views along the Roncombe Valley and with an auction guide price of £3,500 per acre.

A short distance away in between the Hare and Hounds and the market town of Ottery St Mary, the land on East Hill comprises just over eight acres of pasture together with a storage building and surrounded by woodland on the eastern side. Situated within the East Devon Area of outstanding natural beauty the auction guide for this parcel is £50,000-£60,000.

New to the market with Stags, but offered by the traditional sale method of private treaty are eight acres of pasture near to Whitestone, Exeter and just over 15 acres of mature woodland near to Cullompton.

The land at Pound Corner, Whitestone, offers breathtaking panoramic views with the National Parks of Exmoor and Dartmoor both visible on a clear day. Being very accessible to Exeter, Stags are inviting offers on a flexible acreage. Aller Wood, a short distance east of the mid-Devon town of Cullompton, provides an opportunity to purchase 15.10 acres of mature broadleaf and coniferous woodland. A number of clearings and walks through the woodland have been opened up adding to the diversity yet it lies in a very private spot surrounded by open farmland. Aller Wood is offered for sale with the guide price of excess £50,000.
