A holiday park in Cornwall has been put up for sale for offers above £8 million.

Sandy Acres near Hayle is made up of 118 acres overlooking St Ives Bay and includes residential lodges, a yurt, two acres of livestock paddocks, a 30-pitch campsite and beach with its own café, surf school and car park.

The sale has been split into two lots, with the first made up of the majority of the estate and the second consisting of three houses set away from the remainder of the estate, within approximately six acres of land.

The main lot includes eight Scandinavian style timber clad lodges built in 2016, seven of which have full residential consent and one with holiday restriction.

There is an additional yurt bought in 2018 that is used to provide yoga and wellness classes, along with a residential caravan, two-bedroom cottage and workshop currently used as an office and around two acres of livestock paddocks.

One of the more unusual aspects of the site is a seven-acre area used for importing, storing, processing and selling limesand and seaweed for agriculture.

The site also comes with a 30-pitch campsite and two ‘beach pod’ glamping units on three acres, run totally off-grid with communal facilities, as well as an events area used for weddings and meetings with its own car park.

The sale includes a section of beach dunes where dogs are allowed all year round, which comes with its own surf school, car park and beach cafe serving cakes and light lunches, which was replaced in 2019 with a converted shipping container and featured on BBC Countryfile in early 2020.

The second lot is made up of a four-bedroom detached house and two semi-detached four-bedroom bungalows, set within six acres of land away from the main estate.

Details accompanying the sale state that if sold separately the three properties will have a right of way over the rest of the estate, in order to access the beach.

On the market with the Truro office of Carter Jonas, the agents have said: "Sandy Acres is aptly named after the winding track that leads through the dunes, past the various elements of the estate, arriving at a spectacular dune-top location with awe-inspiring views over St Ives Bay.

"Sandy Acres has evolved over the past 50 years of family ownership to provide a unique coastal residential estate, currently operating as a broad and diverse leisure business with a laid back, relaxed atmosphere that reflects the very special surroundings.

"Visitors, both locals and tourists alike, are transported back to a more simple way of living, away from the trappings of modern life to one in harmony the wild, natural, protected environment within which the estate sits.

"Sandy Acres presents a rare and truly unique opportunity to own a high quality, residential, leisure, tourism and wellness estate situated in a highly sought after position with potential for further sensitive development, or with opportunity to convert into alternative uses such as an exclusive residential resort."

The details state that the campsite part is not intended to open this year.

Much of the site has been classed as a Site of Special Scientific Interest.
