STAGS Farm Agency department has sold three farms across Devon, all in quick succession, reports head of department George Alder.

Starting in the west, Wonwood Farm near Tavistock is a fantastic residential livestock farm – 147 acres of productive grassland surrounds an attractive four-bedroom house and versatile range of modern farm buildings, which are suitable for livestock housing. The farm was sold to a farmer off a guide price of £1,475,000.

Spanish Lake Cross on the edge of Dartmoor National Park extends to just over 51 acres. This versatile smallholding near the popular village of Doddiscombsleigh was granted planning permission for the conversion of a mobile home to a permanent dwelling. With a productive area of grassland and a sizeable range of modern farm buildings suitable for modern agriculture, this property attracted strong interest from buyers looking to start a new farm holding in the picturesque Teign Valley, and was sold off a guide price of £625,000.

The third farm to sell was Dury Farm at Postbridge, a Dartmoor gem set in the heart of the National Park with wonderful views and privacy. Dury Farm was marketed with a guide price of £1,300,000 and included a modernised traditional farmhouse, recently refurbished cottage with full residential consent and range of modern farm buildings. Set in 114 acres of excellent grassland, the farm also includes amenity land running down to the East Dart River. Interest for this Dartmoor property was strong, with 17 viewings and prospective buyers across the country.

George Alder, partner and head of Stags Farm Agency, said he was very pleased with these results: “Each farm appealed to a different range of buyers and the key to delivering good results for our clients was a combination of accurate pricing and a strong marketing campaign to promote the individual selling points of each property. In addition to the agency advice, we were able to offer support from Stags Professional Services department, who provide expert advice on matters such as moorland rights, Basic Payment Scheme and capital tax valuations.”
