Basic Payment Scheme

We understand the land has been registered on the Rural Land Register and used to activate Basic Payment entitlements. No entitlements are included in the sale but may be available by separate negotiation. The Purchaser(s) will undertake to comply with the Basic Payment Scheme and cross-compliance between the date of completion and the end of the relevant scheme year.

Overage Clause

All three parcels of land will be subject to an overage clause whereby the Vendors or their successors in title will receive 20% of any uplift in value arising as a result of obtaining any planning consent for a change of use to residential or commercial and effecting such consents for a period of 50 years from the date of completion of contracts.

In the event that the sale of the property or any part of it or any right attached to it becomes chargeable for the purposes of VAT such tax will be payable in addition to the purchase price.
