A Dorset farm sold for more than £2m, double its guide price, in a property auction at Axminster at the end of November.

Stoke Knapp Farm in Stoke Abbott was put on the market for the first time for 119 years. Its 130.39 acres (52.77ha) includes the Waddon Roman Hill Fort on the one of the highest parts the county.

The farm was sold for the record breaking price of £2,007,000, doubling the guide price of £1,070,000 was smashed with a record breaking sales price.

Chartered surveyors Symonds & Sampson held the auction. Partner Ross Willmington called the sale price “surprising” and said: "There was considerable interest in the lots and determined bidding with telephone bidders from London and the south east vying against those in the room.”

One lot sold for £1,520,000, 90% above the guide and all lots comfortably exceeded the guides by between 32 and 900%.

Symonds & Sampson’s Devon spring property auction will be held on Thursday April 12 2018. Entries close at the end of January 2018. For advice, contact Ross Willmington on 01297 33122.
