Edwardian house has much to offer
 |
| SUPERB BUILDING: Leasefield which is inviting offers in excess of £2.25m |
A MAGNIFICENT Edwardian house, Leasefield, has been placed on the market for offers in excess of £2.25m by Strutt and Parker's estates and farm agency department in Exeter.
The sale of Leasefield includes the superbly presented Edwardian house, together with two cottages and a number of farmbuildings centrally positioned in the heart of its 227 acres.
The accommodation of the house extends to over 4,000ft and makes the most of the fabulous southerly views over the lake and parkland of Leasefield. The spacious country house has been completely refurbished and improved to an exceptionally high standard by the current owners.
The light and spacious drawing room (34ft x 34ft) overlooks the garden and lake and leads into the dining room, a superb room for entertaining. The recently-fitted kitchen/breakfast room has sliding doors which lead on to an extensive terraced area, and there is a comfortable sitting room with a woodburning stove. The master bedroom suite is positioned over the drawing room and includes two walk-in dressing rooms, a bathroom and a balcony enjoying stunning views.
Further accommodation includes a guest bedroom with an en suite shower room and a further three bedrooms and family bathroom.
The cottages are situated a short distance from the house and have been previously let out on six-month assured shorthold tenancies. Cheltenham cottage contains an open plan kitchen/sitting room, two bedrooms and a bathroom, whilst Ascot cottage comprises a galleried kitchen/breakfast room, bedroom, bathroom and sitting room.
The farmbuildings, which can be accessed from a secondary drive, comprise two timber-clad covered yards which can easily be utilised for equestrian use by putting in American barn stabling (subject to any required consents). From the buildings several hard core tracks lead over the farm allowing access to all of the fields and to another farm drive which leads from the house and through the parkland.
The land is mainly laid to pasture and contains some fine parkland trees. There is also a site of special scientific interest known as Hollow Moor which contains culm grassland and other rare species of fauna.
The current owners have enhanced the lake in front of the house and have created a second lake extending to 0.8 acres.
James Baker, head of Strutt and Parker's estates and farm agency department in Exeter, said: "Leasefield is one of the most attractive and well-kept farms I have seen in Devon and is a real opportunity for both the country house, hobby farmer and lifestyle buyers."
