Farms in high demand
STRUTT & Parker's farm agency office in Exeter is having a fantastic run, concluding sales under competition from buyers locally, nationally and from abroad.
The recent agreed sales of Langham Farm on Exmoor enticed five bidders to the 651 acre farm, four wishing to continue the very well regarded commercial shoot with one buyer interested in alternative uses.
James Baker, who heads up the farm agency department in Exeter was thrilled to have accepted an offer for Langham Farm greatly in excess of the guide price of £4.5million.
Mr Bakersaid: "The sale of Langham Farm really tested the strength of the farmland market early this year, with the current negativity in the residential market we were hopeful for a sale, but were amazed with the amount of interest we were able to generate within the first two weeks of marketing. We had four unsuccessful bidders, all willing to spend over £5 million for a farm, which just shows that buyers are prepared to buy good quality livestock, arable or commercial shoots even when the financial markets are in turmoil."
Mr Baker has also agreed a sale of Trenance Farm in Cornwall, an 85 acre residential equestrian farm, after two bidders drove the price up by £170,000 bidding in £10,000 bids while Mr Baker concluded the sale by a private telephone auction.
Strutt & Parker's farm agency team also has interest in Marsh Farm, Cheriton Fitzpaine, and Hilltown Farm at Mariansleigh.
In the last month alone, 70% of the viewings arranged by the Exeter office have been for farming property.
