Stags Farm Agency report the sale of two farms early in 2009.

Alex Rew partner of Stags confirms the sale of Bigport Farm, Dunsford in the Teign Valley near Exeter. Extending in total to 92 acres Bigport Farm has been on the market since the Spring of 2008 and despite a number of ups and downs in the sale process has now exchanged contracts at the original guide price of £700,000.

He says that the property occupies a stunning position close to the river Teign and Steps Bridge yet would probably have been snapped up quicker due to the modest and agriculturally tied bungalow, the poor condition of the land itself and lack of fencing together with a water supply requiring attention. These factors coupled with a declining residential property market made the sale difficult but the farm, has much potential going into the future and the dwelling is situated in the middle of the farm with both privacy and views.

Also sold is Upcott Farm, Nomansland, Tiverton, Devon, of a similar size at 97 acres and guided at £800,000. Upcott sold to farming buyers outside the county who were keen to take advantage of the productive acres available at Upcott which included some lovely runs of pasture interspersed with mature areas of woodland allowing a decent shoot to take place on the holding in the past. Upcott Farm also had an agriculturally tied bungalow although more substantial and spacious than at Bigport and a tidy range of farm buildings.

Stags are launching West Cullaford Farm, Spreyton, Okehampton, Devon on to the market with a guide of £900,000. West Cullaford enjoys far reaching over its own land and comprises a recently built spacious farmhouse, farm buildings, predominantly pasture land with some broadleaved woodland and stream border.
