What a year for farmland
THIS year has been an exciting one for farmland values, which have increased by an average of 30% across Great Britain, according to Penny Dart of Savills farms department.
Research shows that In England, the average value for all land types is now £3,700/acre, which is 87% higher than at the beginning of 2004 whilst in Scotland the current average of £2,750/acre is now double that of 2004. In Wales the average land value is now £2,903/acre.
However, these average figures mask some substantial highs achieved for farmland. In Scotland the best deals have been done at anywhere between £5,000 and £6,000 plus for an acre of arable land on the East coast, where a shortage of supply has driven up values.
In the central belt of England, demand for commercial units has been the key driver with regional highs of more than £4,500/acre achieved in competitive situations.
In the South West, seasonality has not featured in this year's farmland market; the Exeter office launched Strashleigh Farm and Walson Barton in mid November.
Both farms received enormous interest and are sold subject to contract at a figure significantly above the guide within four weeks of launching the farm to the market.
Walson Barton is also under offer and Savills have a list of disappointed cash buyers looking for commercial farms.
