It has been a storming start to the year as farms in Somerset and Dorset have sold in record time for Greenslade Taylor Hunt (GTH).

A well-equipped dairy farm in South Somerset went on the market in mid-January and created a flurry of interest. A sale was agreed less than three weeks later and the deal went through in mid-April.

Attractive Woodrow Farm, Yeovil Marsh, Somerset, sparked interest from farmers from across the region, keen to expand or relocate.

Around 15 viewings took place over a two-week period. A sale was swiftly agreed, comfortably above the guide price of £2,25 million.

The property comprised a detached four-bedroom Grade II Listed farmhouse, with an excellent range of modern dairy and livestock buildings with adjoining pasture and arable land extending to approximately 127.90 acres (51.76 hectares).

Also agreed in quick order was a re-development opportunity of a Grade II listed cottage in sought-after West Dorset.

Originally marketed for sale by auction over a five-week period it was secured ahead of the auction for a price in excess of the guide of £600,000, which the vendors found too tempting to ignore.

Associate, Jamie Batt, who shepherded the sales, said: “There is a clear demand for agricultural properties and projects, whether well-equipped holdings or ones that offer the opportunity to create a dream re-development.”

Church Farm in the picture postcard village of West Milton, West Dorset, offered just such an appealing project - a Grade II listed attached cottage with a range of traditional stone buildings with re-development potential.

Set in rolling countryside with its adjoining land extending to around 11.92 acres (4.82 hectares) it enjoys phenomenal rural views.
