Stags market 265 acres of land

| FARM LAND: Strong interest expected |
IT was widely reported throughout 2007 and the first half of 2008 that the lack of available farm land allied with strong demand was one of the key factors driving values upwards.
Going some way to alleviate the shortage, Stags farm agency department in Exeter, has received instructions to market over 265 acres of land in three blocks in the Exeter and West Devon area.
The land at Ebsworthy, Bridestowe totals just over 101 acres of highly productive mowing land within seven enclosures, all serviced by a central track. There is river frontage and road access with a quoted guide in excess of £4,000 per acre.
Set in a wonderful position near Colebrooke, Crediton, the land at Walson Grange extends to a total of 102.50 acres of productive pasture with excellent road frontage allowing the land to be offered in three lots. A 3,000 sq ft covered yard and stable building provide covered space, while an area of broadleaf woodland running down to a stream adds to the amenity appeal. The guide for the whole is £500,000.
Closer to Exeter is the land at Poundsland, in the Culm Valley near to the village of Silverton.
In total 58.17 acres are available as a whole or in four lots with some excellent river meadows and level pasture, together with two smaller paddocks. The guide for the whole is in excess of £280,000.
With some exceptional land sales so far during 2008, Stags average price achieved at auction is over £6,500 per acre with many strong private treaty sales also agreed. The company expects to receive a high level of interest in the land lots.
