Since the introduction of the new rules for the conversion of farm buildings to dwellings in 2014, the road to consent has been rocky in some cases. However, a number of recent successes show that interpretation by Local Authorities is now more positive and the process is no longer such a "postcode lottery."

“When the rules were introduced we had to deal with Authorities relying on sustainability grounds for refusal” says Jenny Towill of Stags Professional Services. “Guidance published in 2015 means this is no longer an issue, however we have seen other hurdles put in our way.”

“Applications must demonstrate that a building is structurally suitable for conversion and we have advised clients on a wide variety of buildings, from traditional stone barns to modern sheds. All types of building can qualify, provided that the structural criteria can be met” says Jenny.

“Amongst the recent successes for Stags clients in Devon and Somerset are a Dutch barn and a steel portal framed cattle shed, both of which achieved consent for substantial two storey dwellings” says Jenny. Jo Maynard from Stags Cornwall team adds “successes in Cornwall range from consent for the conversion of a single storey block built barn to a four bedroom dwelling, and a 450 sq m steel portal frame shed to a ‘grand designs’ five bedroom dwelling with fabulous views towards Dartmoor.”

“Because of the strict criteria against which applications are judged, it is important to consider the building design carefully to avoid a refusal” says Jenny. “Stags now have a breadth of experience of applications under these rules, and so we are well placed to ensure best chances of success.”
